Air Conditioning
Mechanical services based on 6 tenancies per floor, as detailed in the design workshops. Each tenancy has been provided with a ducted fan coil unit, which is connected to a common floor condenser.
The condenser feeds all tenancies within the same floor plate. The condenser is a variable refrigerant heat recovery condenser, located within the L4 Plantroom. Outdoor air is provided to each tenancy via façade louvres supplied by others and connected directly to the return air box.
As part of the base building scope, FCUs are provided with starter boxes for the supply air; however, no grilles or flexible connections are provided as part of the base building.
Power supply to indoor and Outdoor units is provided from the house electrical board to the isolator adjacent to each unit by others. Beaver Williams completed the final connection from the isolator to the unit. Each ducted unit is provided with a local controller. Each controller acts as an on/off/temperature controller, which is activated manually by the users. The condenser will operate as long as at least one indoor unit is in the on position.
A Split ducted unit is provided to the café tenancy on the Ground Floor. The condenser is located within the bike store, and power is provided from the café's house board by others.
Ventilation Systems
Supply Air and Exhaust systems are provided following AS 1668.2 for the following systems:
• Toilet exhaust systems
• General Exhaust Systems
• Supply Air to lift Lobbies
Car Park Ventilation System
A car park ventilation system complying with AS 1668.2 feeds the Lower Ground Floor and Upper Ground Floor. The car park ventilation consists of a Common Car Park Exhaust Fan located in the roof (L2). Make-up air is provided via Car Park Supply Air fans and OA from the Warehouses.
Industrial Area
Each Warehouse is provided with wall-mounted fans, supplying OA at a rate of 5 L/s per SQM and relieved via perforated shutters.
