PROJECT OVERVIEW
Beaver Williams delivered a $3.43 million upgrade of major HVAC plant and supporting building services at Westfield Mt Druitt. Completed over six months while the shopping centre remained operational, the project covered plantroom reconfiguration, chiller installation, roof-level equipment replacement and coordinated mechanical, electrical, hydraulic, fire and building works.
CORE PROJECT SCOPE
Two chillers and new pumps • Cooling tower works and new AHU • Three replacement DX systems • New pipework, switchboards and controls
EQUIPMENT ACCESS & BUILDING WORKS
Installation of the two chillers required rigging into the existing plantroom and alterations to the building fabric. The scope included removal of internal walls, door and floor frames, redundant plinths and equipment, followed by plantroom waterproofing, new concrete surrounds and reinstatement works.
SERVICES IN AN OPERATIONAL CENTRE
New chilled and condenser water pipework was routed through a service corridor, requiring removal and reinstatement of its fire-rated ceiling at a revised level. The works also involved lighting and sprinkler alterations, fire detection reinstatement, penetrations and tenancy ceiling modifications.
TECHNICAL INTEGRATION
New MSSBs, electrical mains and ultra-low harmonic VSDs supported the upgraded plant. Chillers, pumps and air handling equipment were integrated with the existing BMS, with new flow and electrical metering, an automatic refill unit and expansion tank.
HANDOVER & RELEVANT EXPERIENCE
The work included a 12-month warranty, service and maintenance provision. The project demonstrates Beaver Williams’ capability to coordinate major HVAC plant replacement, equipment rigging and multiple trades within an operating commercial property.
